Do you want to live or do business at one of the most prestigious addresses in the Czech Republic? Do you want to have exceptional properties on the other side of your fence and enjoy spectacular views of Brno on a daily basis? Maybe this unique functionalist villa from the 1940s is exactly what you have been looking for!

I am offering you a unique house located in the residential neighbourhood of Černá Pole. Its next door neighbour is none other than the Tugendhat Villa. The total floor space of this four-storey villa, which includes a two-car garage, terraces and attic, is 776 m2. In addition to the garage there is a parking spot option on the property.

Only the top two floors are occupied at this time; all you have to do is start the renovation of the other two floors, and you can make use of the full potential of the house. As the house is not “listed” (i.e. it is not a protected landmark), reconstruction should be fast and hassle-free. Its huge pros include two separate entrances which allow for the use of the house in a layout for multi-generational living; it can be divided into separate units or some of the floor area can be used for commercial or business activities. To give you the peace of mind that you can expect smooth renovation, we have prepared an expert report and a technical assessment report what we will be happy to provide during your house tour.

The house stands on a piece of land like no other in the centre of Brno. Measuring 2,425 m2, it offers countless trees and bushes, even fruit trees, and naturally, unbelievable peace and quiet. Its garden borders, in the lowest point, the park belonging to the Löw-Beer Villa property, with the Arnold Villa garden to the right. Mature trees and bushes separate the garden from the Tugendhat Villa. There will be no construction work in the vicinity of the villa, and your view and morning coffee will not be spoiled in the future.

The first two floors of the villa are currently vacant and unused and are due for renovation. With its separate entrance from the garden, the first floor has three rooms, kitchen, toilet and storage. The second floor offers two rooms facing the garden, bathroom, toilet and five rooms used for storage.

The third floor is currently occupied, and it can be reached via the central staircase as well as by a separate street-level entrance. It has a bright30-m2 living room with a huge door leading onto a 22-m2terrace (the first one). Next to the living room is a 25-m2 bedroom facing the garden and a kitchen with a pantry and a toilet. A staircase leads to the third floor with two rooms (28-m2 and 29-m2respectively). Connecting these two rooms is another 22-m2 terrace with a clear view of the historical centre of Brno. Also located on this floor are another kitchen, bathroom and toilet.

Should four floors be insufficient, the villa has a huge 131-m2attic that can be renovated into a brand new unit. The property also has a two-car garage; and cars can also be parked on the property, which is definitely not a common thing in downtown Brno.

The villa is offered unfurnished, which gives you unlimited opportunity in terms of your own furniture and decorations. Check it out in the gallery.

Technicalities

Hot water is provided via floor heating boilers on each floor, as is central heating. In 2017, the house was connected to new water mains and new water meters were installed. Hot and cold water distribution is ensured with plastic piping, and the house is connected to the sewerage. The house has two gas meters and four electrometers. The cut roof has a wooden frame and sheet metal roofing. In 2010, renovation took place of the street-facing façade. The building is not insulated. Its technical condition is described in detail in the “passport” issued at the end of 2021. Also available is a technical assessment report from 2017.

A villa with major potential

Are you looking for a unique place to live or a new company headquarters? Your search may be over. The property is not listed, so there is nothing standing in your way in terms of renovation. Thanks to two separate entrances it can be used as a multigenerational home; or you can combine living with business. And since its neighbour is a gem of functionalism which sees tens of thousands of visitors annually, the villa could make a great boutique hotel, café or restaurant with splendid views of Brno.

Unique house, unique location

Properties like this one are not offered very often. It was built in the 1940s, and while it may have undergone some renovations, its beautiful functionalist features have been preserved. Double windows with Venetian blinds, unique marble staircase, slanted travertine entrance and the unique “happiness window” above it… All this, and much more, is waiting for you at the most prestigious address in Brno, in the company of famous pearls of modern architecture, like the Tugendhat Villa, Löw-Beer Villa or Arnold Villa.

A Peaceful garden in the middle of the city

Do you want to hear birds instead of traffic in the morning? Do you value total peace and privacy in your garden? You will find it in this park-sized garden. It is situated on a hill and there are no neighbours on the SW side, only more greenery. Tall thujas separate the property from the Tugendhat Villa. The garden has endless potential that is only limited by your imagination – a pergola, gazebo, pool, outdoor sauna or a pond are all possible.

Best views of Brno

Not even the Tugendhat Villa will afford you this view. Thanks to the height of the building the top two terraces offer a view of the entire historical city centre. And that’s not all! Imagine a nice breakfast outside, with fresh air and the view of Špilberk, Petrov, Lužánky and the nearby villas. At 44 m2in total, the terraces offer plenty of space for family events or social or business gatherings where food and drink is not what the guests will enjoy the most.
