Looking for a family home with plenty of space for the whole family? Would you like to live in a modern interior that has been thought out to the very last detail? Then I have a unique new-build property with garden on the eastern outskirts of Prague specially for you.

I am offering a 5 room open plan kitchen family house measuring 173 m2 in the quiet village of Horoušánky. The two-storey house sits on a plot of 836 m2 and features a terrace with a swimming pool and covered parking for two cars. It comprises an open plan living room with kitchen, 4 rooms, 2 bathrooms and a separate toilet, cloakroom and utility room. The building and interior are well thought out to the very last detail. The building was awarded 3rd place in the House of the Year 2019 poll, attesting to the great skill of its architect.

The ground floor offers a 55 m2 living room with adjacent kitchen. The interior has a fresh, minimalist feel and is dominated by wood. The kitchen island faces into the room and all appliances and cabinets are built into the wooden wall, including a massive American refrigerator.

The already large living room can be further expanded in the warmer months – just open the aluminium HS portal and step out on to the 135 m2 south-facing terrace. There, guests can enjoy the indoor heated pool and sit in the shade under a 5 m wide awning. There is also a brick garden house with a pergola and a smokehouse for home cooking. The terrace is surrounded by a well-maintained garden with a children's playground and a second brick garden house.

As there is also a separate toilet on the ground floor, so there is no need to run from the garden to the first floor. Across the hall is a bedroom that can be used as a study or guest room.

A wooden staircase with glass railing ascends to the upper floor with a mini-gallery, where you can display all that gives your heart pleasure. Such as a motorcycle. To the right is the master bedroom with en-suite bathroom and walk-in closet. These are hidden in the oak wall behind a frameless door. From the hallway, doors lead to two further bedrooms and a bathroom complete with a bathtub.

In front of the house, there is a gravel front garden with gabion fencing and a covered carport for two cars, so you will always arrive home with dry feet.

The house is sold fully furnished.

It received its final approval for move-in in 2018. It is built with a Heluz brick system and insulated with polystyrene. The facade plaster is combined with wooden cladding. The windows are aluminium and plastic with triple glazing and are complemented by roller shutters for even better insulation.

The house has a central controlled ventilation system with recuperation, domestic water treatment and photovoltaics with an output of 3.5 kWp. This will cover almost the entire consumption of the house from spring to autumn. Heat is provided by hot water under floor heating and radiators and a gas condensing boiler is used to heat water. The house is connected to a security system with sensors in the windows and doors and has an electronic lock with remote access.

The 3x6 m heated pool is equipped with fully automated chlorine-free technology with a UV lamp and ozonizer. An automated drip irrigation system takes care of watering the shrubs and trees, and a central vacuum cleaner helps with the cleaning

A modern and sophisticated new-built property

Everything was thought of during the construction of this house. The owners had a bespoke project created by an architect from AIR atelier and they personally hired and supervised all undertaken works. The building and the interior design is thus fine-tuned to the very last detail. Both technically and from a design perspective. A healthy and pleasant climate is ensured by heat recovery combined with underfloor heating. You can easily control the UV lamp with ozonizer in the pool and irrigation system from your mobile phone. And the workmanship is a joyto behold – wooden materials, large-format tiles, glass, clean white surfaces... This is simply the dream of anyone appreciating a combination of minimalism and nature.

Garden with terrace and swimming pool

Where will you be spending this summer? How about on the 135 m2 large terrace with swimming pool! It is heated and chlorine-free, so you don't have to worry about unpleasant odours and skini rritation. The south-facing terrace offers a five metre electric a wning and pergola with seating for when a day in the sun gets too hot. The garden is completely finished and has an automatic irrigation system. In addition, there are two garden houses for all equipment and tools. And there is also a wooden house for children.

A quiet location with great accessibility

Thereare two shops, restaurants, tennis courts and a new kindergarten under construction in the village. Horoušánky is a highly accessible location. The centre of Prague is a mere half hour away by train, and there is a bus stop in the village that will take you to the metro stop every 30 minutes. You can reach the D11 in 5 minutes by car, and the highway entrance ramp to the D1 is less than half an hour away.
