Technicalities

It received its final approval for move-in in 2018. It is built with a Heluz brick system and insulated with polystyrene. The facade plaster is combined with wooden cladding. The windows are aluminium and plastic with triple glazing and are complemented by roller shutters for even better insulation. 

The house has a central controlled ventilation system with recuperation, domestic water treatment and photovoltaics with an output of 3.5 kWp. This will cover almost the entire consumption of the house from spring to autumn. Heat is provided by hot water under floor heating and radiators and a gas condensing boiler is used to heat water. The house is connected to a security system with sensors in the windows and doors and has an electronic lock with remote access. 

The 3x6 m heated pool is equipped with fully automated chlorine-free technology with a UV lamp and ozonizer. An automated drip irrigation system takes care of watering the shrubs and trees, and a central vacuum cleaner helps with the cleaning

A modern and sophisticated new-built property

Everything was thought of during the construction of this house. The owners had a bespoke project created by an architect from AIR atelier and they personally hired and supervised all undertaken works. The building and the interior design is thus fine-tuned to the very last detail. Both technically and from a design perspective. A healthy and pleasant climate is ensured by heat recovery combined with underfloor heating. You can easily control the UV lamp with ozonizer in the pool and irrigation system from your mobile phone. Where will you be spending this summer? How about on the 135 m2 large terrace with swimming pool! The south-facing terrace offers a five metre electric a wning and pergola with seating for when a day in the sun gets too hot. The centre of Prague is a mere half hour away by train, and there is a bus stop in the village that will take you to the metro stop every 30 minutes. You can reach the D11 in 5 minutes by car, and the highway entrance ramp to the D1 is less than half an hour away. In the surrounding area of Horoušánky you will be spoilt for options as regards to sporting activities. In the Klánovický les Forest you can roller skate or cycle on the trails, and the hiking options are practically unlimited.
